So You Want to Renovate Your Home
So, this is exciting! Finally, a home designed for YOU.
Know this. Although challenging, it will be rewarding and the feeling of taking control and investing in yourself and family’s home will transfer to every part of your life.
It is also an organized process that Eastco will assist to make a warm pleasant memory.
The pitfalls of the intimidating first steps in unfamiliar territory will seem numerous.
Who can help? YOU!
Yes, the project will require assistance from your bank, a builder/contractor, an architect, and an interior designer. All of these people need YOU to have a clear picture of YOUR Project.
Start with general questions to get an overall view. Write some answers if you want, but this is groundwork on picking the journey that’s right for you.
Let’s start with the W’s.
Ok, not a “W” question. But we already know Where. So, indulge me.
Unsurprisingly, the first step is establishing a budget and source of financing.
There are rules of thumb based on Home Value, Equity, and acceptable payments. Your Remodeling Objective also sets the parameters (ie. House flipping , making a rental, raising children, as a legacy home, or “Aging in Place”)
Follow the proven steps and you and your team will find the right answers.
Provide your design team your project budget just like you give a Realtor your price range.
Great results can be achieved with small changes in the house. Some are inherently more expensive than others and choices in materials can significantly change the final dollar figure. Knowing your budget will assist your team in what options to put on the table.
It is your responsibility to acquire financing and know your budget. Many companies will have a relationship with a third party lender that can sometimes be acceptable or even favorable. If you are receiving an Insurance Settlement, how much more are you willing to spend?
When it is time to meet with an Architect/Designer—either yours or Eastco’s (yes, we prefer to be involved some in this early stage). Eastco will request a Design/Architect Retainer to cover the Architects fees, followed by a Site Visit, then the blur of meetings quickly culminates with a perfect functional design and a Start Date and Time Table.
When flipping a house, the goal is quickly maximizing Market Value received for dollars spent.
Is this a non-urgent back burner project suddenly a “Do It Now” project due to household damage?
Is the house experiencing a change in use? New baby on the way? Children leaving the nest? Children or parents joining the household? Planning on this being the Stay House post retirement? New health requirements like wheelchair access? Is that something you should consider for the future?
Are you planning on selling the home some number of years out, but want to balance personal desires with more generic market returns?
Is this the time? Does the home require foundation repair? This is best done 3-6 months before any construction.
Is Insurance Abatement from water damage, smoke or fire damage requires preparatory work that is part of desired changes? You don’t have to settle for “Pre-existing” ..Now may be your Chance.
Knowing your entire dream list clearly in a multi-stage project will pay returns on time, money, and inconvenience.
Aha, Inconvenience? “Chin up! The Story is in the journey.”Some projects such as flooring, resurfacing counters, etc, require only small changes in temporary lifestyles. For bigger projects, you may want to get away from the noise and dust and flow of tradesmen coming through your house.
Yes, it will require establishing a budget, acquiring finances, choosing a team, designing the changes, making selections in materials and appliances, all before actual construction.
If you have a Clear Vision, then you are ready to go. Many people need some help. Each to their own.
Doctors have a specific decision tree based on a patient’s unique presentation. There is not one answer. If you follow the steps, a professional consultation yields results. As your doctor say, “YOU are unique.”
